How to compare mortgage lenders using NMLS IDs

The short answer: To compare mortgage lenders, read each company's legal name and NMLS ID from its own disclosures, look the ID up on NMLS Consumer Access, and compare Loan Estimates for the same kind of loan. This page is not a ranking: we don't say which lender is best. What actually differs for you is the Loan Estimate each lender gives you.[1]

How to read a lender's NMLS ID

1. Open the company's own licensing or disclosures page and note the legal name and NMLS ID as disclosed by the lender. 2. Look that ID up on NMLS Consumer Access, the official free registry.[2] 3. Check the loan officer you deal with too. Each one has an individual NMLS ID. See how to verify a loan originator.

We don't state any company's license status. Check NMLS Consumer Access yourself.

Who is best for you? Compare Loan Estimates, not lists

No list can tell you which lender will offer you the lowest cost. The CFPB says the best way to tell whether you have a competitive offer is to compare your Loan Estimate with Loan Estimates from other lenders, for the same kind of loan, and to compare origination charges and the APR.[1] 1. Request Loan Estimates from several lenders for the same kind of loan.[1] 2. Compare origination charges (the total matters), services you cannot shop for, and the APR.[1] 3. Check each company and your loan officer on NMLS Consumer Access before you apply.[2]

A RESPA caution

Federal law (RESPA Section 8, 12 U.S.C. § 2607) bans giving or accepting a fee, kickback or thing of value for referring settlement-service business on a federally related mortgage loan.[3] If anyone steers you to one lender or settlement provider, ask whether they get anything for it. For the services your Loan Estimate lists as ones you can shop for, the CFPB says you can choose a provider from the lender's list, or look for other providers, but check with your lender about any provider not on the list.[1] See RESPA Section 8, explained.

FAQ

Where do I find a lender's NMLS ID?

On the lender's own licensing or disclosures page. Then look up that ID on NMLS Consumer Access.

Does an NMLS ID mean the lender is best for me?

No. An NMLS ID lets you find the company on the official registry. Compare Loan Estimates to tell which offer is better for you.
