An independent, US + Canada-focused review of individual mortgage loan originators against a published standard tied to real NMLS licensing, RESPA/TILA/TRID compliance, and public disciplinary records — not to a rate comparison or a "best lender" ranking, and not a grade of any lender itself.
What this site is
The Mortgage Record checks real mortgage loan originators against a published standard built on specific, checkable facts — NMLS license status verified through NMLS Consumer Access, RESPA Section 8 anti-kickback compliance, TRID disclosure timing, and public disciplinary and complaint evidence. We're not a rate-comparison site, and we don't sell a "verified originator" badge. Our aggregate findings live in the Register, and our plain-English explainers live in the Library.
What this site isn't
We don't take payment to influence a finding, and we don't run a "best rate" list or a paid badge program — see our editorial policy for exactly how we're funded (currently: we aren't, and there's nothing to disclose yet) and what we'd disclose if that changes. We also don't grade a lender's interest rates or financial health — see our standard for why that's a deliberate scope boundary, not an oversight. We're also not a law firm, a mortgage originator ourselves, or a substitute for reading your own loan documents — see our terms.

Scope
This site's published standard and Register cover United States mortgage loan originators and law. Canada's provincial regulatory framework is Library-only content at this stage — real, useful comparative explainers, not a Canadian Register category — see the relevant Library pages rather than assuming Register-level coverage exists by omission.
